PTZ 2016 : Les Nouveaut\u00e9s"},"content":{"rendered":"<p dir=\"ltr\"><span style=\"font-size: medium;\">Le PTZ permet toujours \u00e0 des personnes qui acqui\u00e8rent pour la premi\u00e8re fois leur r\u00e9sidence principale de profiter d\u2019un pr\u00eat \u00e0 taux 0% pour un achat dans le neuf, ou dans l\u2019ancien sous conditions.<\/span><\/p>\n<p dir=\"ltr\"><span style=\"font-size: medium;\">Depuis le 1er janvier 2016, les conditions d&#8217;attribution du PTZ et ses modalit\u00e9s de mise en place ont \u00e9t\u00e9 assouplies.<\/span><\/p>\n<p>&nbsp;<\/p>\n<p dir=\"ltr\"><span style=\"font-size: medium;\">Le nouveau PTZ, c\u2019est :<\/span><\/p>\n<ul>\n<li>\n<p dir=\"ltr\"><span style=\"font-size: medium;\">une augmentation de la quotit\u00e9 de financement jusqu\u2019\u00e0 40% de l&#8217;achat d&#8217;un logement neuf ou ancien (hors frais de notaire) et dans la limite des plafonds du tableau ci-dessous; pour m\u00e9moire, ce montant \u00e9tait jusqu\u2019ici limit\u00e9 \u00e0 26% pour certaines zones et encore moins ailleurs\u2026<\/span><\/p>\n<\/li>\n<\/ul>\n<div dir=\"ltr\">\n<table style=\"width: 795px; le PTZ sera limit\u00e9 \u00e0 270000 \u20ac x 40 % = 108000 \u20ac.<\/span><\/p>\n<p>&nbsp;<\/p>\n<ul>\n<li>\n<p dir=\"ltr\"><span style=\"font-size: medium;\">l&#8217;acc\u00e8s d\u2019un plus grand nombre de m\u00e9nages \u00e0 ce dispositif avec l&#8217;augmentation des plafonds de revenus pris en compte (74 000 \u20ac contre 72 000 \u20ac auparavant en zone A pour un couple avec deux enfants); \u00e0 noter que les ressources prises en compte pour l\u2019\u00e9ligibilit\u00e9 au PTZ restent dans tous les cas, les revenus fiscaux de r\u00e9f\u00e9rence de l\u2019ann\u00e9e n-2, de l\u2019ensemble des occupants.<\/span><\/p>\n<\/li>\n<li>\n<p dir=\"ltr\"><span style=\"font-size: medium;\">une dur\u00e9e de remboursement de 20 ans minimum et un diff\u00e9r\u00e9 syst\u00e9matique de 5, 10 ou 15 ans (en fonction des revenus);<\/span><\/p>\n<\/li>\n<li>\n<p dir=\"ltr\"><span style=\"font-size: medium;\">une occupation du bien en r\u00e9sidence principale au moins 6 ans \u00e0 compter du versement du pr\u00eat (jusqu\u2019\u00e0 maintenant, le bien devait \u00eatre la r\u00e9sidence principale de l\u2019emprunteur pendant toute la dur\u00e9e du financement); par cons\u00e9quent, l\u2019emprunteur peut, au bout de 6 ans, louer son bien et conserver son PTZ;<\/span><\/p>\n<\/li>\n<\/ul>\n<p dir=\"ltr\"><span style=\"font-size: medium;\">A noter que pour l\u2019achat dans l\u2019ancien, le pr\u00eat \u00e0 taux 0% est \u00e9largi \u00e0 l\u2019ensemble du territoire, sans exceptions.
