{"id":4370,"date":"2012-01-10T13:24:00","date_gmt":"2012-01-10T12:24:00","guid":{"rendered":"https:\/\/mon-taux-de-change.com\/?p=4370"},"modified":"2012-01-10T13:24:00","modified_gmt":"2012-01-10T12:24:00","slug":"le-marche-de-limmmobilier-dans-la-zone-frontaliere-pour-2012","status":"publish","type":"post","link":"https:\/\/mon-taux.com\/blog\/2012\/01\/10\/le-marche-de-limmmobilier-dans-la-zone-frontaliere-pour-2012\/","title":{"rendered":"10\/01\/12 &#8211; Le march\u00e9 de l&#039;immobilier, dans la zone frontali\u00e8re, pour 2012"},"content":{"rendered":"<p>&nbsp;<\/p>\n<table border=\"0\">\n<tbody>\n<tr>\n<td><img loading=\"lazy\" decoding=\"async\" class=\"size-full wp-image-4378\" src=\"https:\/\/mon-taux-de-change.com\/wp-content\/uploads\/2012\/01\/Sandrine1-e1326197978444.png\" alt=\"\" width=\"72\" height=\"70\" \/><\/td>\n<td><span style=\"font-size: small;\">Lors de leurs r\u00e9centes publications, tous les professionnels de l\u2019immobilier se sont accord\u00e9s \u00e0 dire que le nombre de transactions immobili\u00e8res sera en recul (-10 % \u00e0 -15 %), et qu\u2019il n\u2019y aura pas de chute brutale ni marqu\u00e9e des prix\u00a0; en revanche, leurs\u00a0 avis\u00a0 divergent quant \u00e0 l\u2019\u00e9volution r\u00e9elle du march\u00e9 immobilier hexagonal et les prix eux-m\u00eames.<\/span><\/td>\n<\/tr>\n<\/tbody>\n<\/table>\n<h3><\/h3>\n<h3><span style=\"text-decoration: underline; color: #610061; font-size: small;\"><span style=\"text-decoration: underline; color: #610061;\"><span style=\"text-decoration: underline;\">Mais qu&#8217;en est-il, plus sp\u00e9cifiquement, de la zone frontali\u00e8re\u00a0?\u00a0<\/span><\/span><\/span><\/h3>\n<p>&nbsp;<br \/>\n<span style=\"font-size: small;\"><strong>Les transactions\u00a0: un niveau soutenu dans notre r\u00e9gion\u00a0!<\/strong><\/span><br \/>\n<span style=\"font-size: small;\">Des facteurs indiscutables feront naturellement diminuer le nombre de transactions\u00a0:<\/span><\/p>\n<ul>\n<li><span style=\"font-size: small;\">La suppression du PTZ+ dans l\u2019ancien<\/span><\/li>\n<li><span style=\"font-size: small;\">Le resserrement des conditions d\u2019octroi de cr\u00e9dits<\/span><\/li>\n<li><span style=\"font-size: small;\">Les r\u00e9formes fiscales sur le r\u00e9gime des plus values et sur l\u2019investissement locatif<\/span><\/li>\n<li><span style=\"font-size: small;\">La baisse des intentions de mises en vente de la part des propri\u00e9taires<\/span><\/li>\n<\/ul>\n<p><span style=\"font-size: small;\">Mais d\u2019autres facteurs soutiendront, en 2012, l\u2019activit\u00e9 immobili\u00e8re dans notre r\u00e9gion\u00a0:<\/span><\/p>\n<ul>\n<li><span style=\"font-size: small;\">Une demande\u00a0 toujours forte<\/span><\/li>\n<li><span style=\"font-size: small;\">Une incapacit\u00e9, pour Gen\u00e8ve, \u00e0 absorber cette demande de logements<\/span><\/li>\n<li><span style=\"font-size: small;\">Un taux de change, actuellement favorable, pour les acqu\u00e9reurs.<\/span><\/li>\n<\/ul>\n<p>&nbsp;<br \/>\n<span style=\"font-size: small;\"><strong>Et les prix de l\u2019immobilier alors\u00a0? Un \u00e9quilibre fragile\u00a0!<\/strong><\/span><br \/>\n<span style=\"font-size: small;\">Apr\u00e8s une tr\u00e8s forte hausse en 2011, les prix de l\u2019immobilier semblent faire une pause\u00a0!<\/span><br \/>\n<span style=\"font-size: small;\">L\u2019accession au cr\u00e9dit est rendue, depuis quelques mois, plus difficile, et co\u00fbteuse.\u00a0 Cette situation ne devrait pas s\u2019am\u00e9liorer dans les mois \u00e0 venir, du fait d\u2019un environnement \u00e9conomique quelque peu morose, et des exigences bancaires elles-m\u00eames. Donc, moins d\u2019acqu\u00e9reurs\u00a0!\u00a0<\/span><br \/>\n<span style=\"font-size: small;\">Parall\u00e8lement \u00e0 cela, du fait d\u2019une fiscalit\u00e9 moins avantageuse, et d\u2019un taux de change d\u00e9favorable pour le remboursement de leur pr\u00eat, certains propri\u00e9taires\u00a0 (ceux qui le peuvent), vont\u00a0 \u00ab\u00a0faire\u00a0le dos rond\u00a0\u00bb quelques temps, avant de vendre. Donc, moins de vendeurs\u00a0!<\/span><br \/>\n<span style=\"font-size: small;\">En r\u00e9sum\u00e9, un \u00e9quilibre de l\u2019offre et de la demande, un comportement attentiste en cette p\u00e9riode\u00a0 pr\u00e9-\u00e9lectorale, en clair des prix fig\u00e9s, et accroch\u00e9s \u00e0 leur sommet. Le sc\u00e9nario est peu souhaitable, mais \u00e0 assimiler s\u00e9rieusement\u00a0!<\/span><br \/>\n<span style=\"font-size: small;\">Et l\u2019\u00e9quilibre reste fragile\u00a0: si la situation \u00e9conomique devait encore se d\u00e9grader, et donc forcer certains propri\u00e9taires \u00e0 se d\u00e9faire de leur bien (pour se d\u00e9sendetter), et si les taux de cr\u00e9dit continuent leur ascension (ce qui peut \u00eatre accentu\u00e9 par la perte du triple AAA fran\u00e7ais), les prix d\u00e9crocheront\u00a0: sc\u00e9nario \u00e9galement peu souhaitable, plut\u00f4t brutal, mais \u00e0 envisager.<\/span><br \/>\n&nbsp;<br \/>\n<span style=\"font-size: small;\">Une l\u00e9g\u00e8re baisse des prix pour 2012 permettrait de \u00ab\u00a0compenser\u00a0\u00bb une hausse des taux de cr\u00e9dits d\u00e9j\u00e0 amorc\u00e9e depuis plusieurs mois\u2026\u00a0Malgr\u00e9 cette hausse, il faut tout de m\u00eame rappeler que le niveau des taux reste tr\u00e8s bas ce jour, et que l\u2019investissement immobilier reste, quant \u00e0 lui, un moyen s\u00fbr d\u2019\u00e9pargner et de se constituer, \u00e0 long\u00a0 terme, une bonne retraite\u00a0!<\/span><br \/>\n&nbsp;<br \/>\n&nbsp;<br \/>\n&nbsp;<br \/>\n&nbsp;<\/p>\n","protected":false},"excerpt":{"rendered":"<p>&nbsp;
