Ce montage, qui consiste \u00e0 amortir son cr\u00e9dit par la constitution d\u2019une \u00e9pargne, permet de combiner acquisition immobili\u00e8re et optimisation fiscale.<\/span><\/p>\n<p style=\"text-align: justify\"><span style=\"font-size: small\">L\u2019introduction en d\u00e9but d\u2019ann\u00e9e de la taxation, en France, du retrait en capital des avoirs de pr\u00e9voyance (2<sup>\u00e8me<\/sup> pilier et 3<sup>\u00e8me<\/sup> pilier A) modifie la donne. Pour y voir plus clair et comprendre les m\u00e9canismes de ce type de solution, nous d\u00e9composons le mode de calcul pour fixer de nouveaux rep\u00e8res.<\/span><\/p>\n<p style=\"text-align: justify\"><span style=\"font-size: small\">Le montant maximum de la tranche financ\u00e9e avec un pr\u00eat in fine ne pourra \u00eatre sup\u00e9rieur au montant garanti par le 3<sup>\u00e8me<\/sup> pilier apr\u00e8s 25 ans de cotisation. Pour un emprunteur, aujourd\u2019hui \u00e2g\u00e9 de 37 ans, le capital garanti apr\u00e8s 25 ann\u00e9es de primes s\u2019\u00e9l\u00e8ve \u00e0 181 000.- CHF.<\/span><\/p>\n<p style=\"text-align: justify\"><span style=\"font-size: small\">Les taux des pr\u00eats en devises in fine sont g\u00e9n\u00e9ralement plus chers que les taux des\u00a0 cr\u00e9dits amortissables. Nous retiendrons, pour notre exemple, un \u00e9cart de 0,40 ainsi qu\u2019une base de taux moyen constat\u00e9 sur les 20 derni\u00e8res ann\u00e9es \u00e0 2,50% pour le taux fixe 25 ans.
